Deciding to buy a home can be a difficult decision. How do you know when you’re ready? And once you do decide to purchase a home, how do you go about it?
What can I afford?
First things first - get your financials in order and make sure you are preapproved for a loan. One of the most disheartening things that can happen during a house hunt is falling in love with a home and then figuring out you cannot afford it. You will also need to include a preapproval letter with any offer you submit. A seller will not take your offer seriously without one. I am happy to refer you to a number of trusted lenders.
* Don’t forget to factor in expenses such as down payments, closing costs, and possible attorney’s fees. If you are looking at remodeling, you will need to set aside money for projects and furniture.
Hire a Realtor.
Yes, you can represent yourself in the purchase of your home. Please remember that most homes are sold using a real estate agent, and if the seller has hired a Realtor, that agent does not work for you. The selling agent is contractually obligated to represent the home’s owner – not you. Shouldn’t you have someone in your corner looking out for your interests? The answer is a resounding yes! The seller is normally the party that pays the agents in the transaction so finding someone to represent you and your interests should not be a financial burden.
Explore neighborhoods.
Many people begin their house hunt with a specific neighborhood in mind. I encourage clients to look outside their top, and often only, choice. The Fort Worth area has an abundance interesting and beautiful spots to call home. You may miss out on a great buy in a wonderful area if you limit your search. Take time to drive around prospective neighborhoods and see if you can see your family living there. Visit businesses in the area, observe the green spaces and parks, and talk to people who live in the area about what they like about their neighborhood. You just may fall in love with a new area of town.
Get Real.
Remember that the home buying process is just that – a process. There will be obstacles and challenges but by working together we will get through any difficulties and find you and your family the perfect home.
